Site Characteristics
A great site is an important factor in the Floyd's 99 Barbershop formula. Here are a few of the key criteria for a Floyd's 99 site.
- 1,200 to 1,600 square feet.
- First location in a market should be in or near a happening area.
- End-cap preferred. Inline location acceptable. Corner location with a large wall of windows is ideal.
- Good ingress and egress from either the major traffic street or the major traffic flow.
- Signage that will be visible to the major traffic flow street.
- Minimal lease term of 5 years initially, with at least one renewal options of five years.
- For suburban locations, adequate parking is necessary. For urban locations, street or nearby parking is necessary. Dedicated parking is not required.
- Good mix of business and residential within a 3-mile radius to support seven-day business.
- Good retail synergy is important. High success correlations include “errand” destinations such as grocery stores, coffee shops, gyms, restaurants, etc.
Demographics
- Average annual income within a 2-mile radius above $40,000.
- Population within a 3-mile radius of at least 150,000.
